When you have an A/O, send via email: - Full set of A/O docs
- PreApproval must be included
- Buyer Agency Agreement (if Listing Contract I’ll have or will get from MLS)
- Disclosures and Warranty application if you have them (they can come later)
$350 Contract to Close Transaction Management Responsibilities for Buy or Sell Side: - Review offer and enter into my software system
- Intro emails sent to all parties (4) with dates and deadlines (cobroke, client, lender, title) - If buyer, A/O docs + Buyer Agency go with lender email to get loan started
- If seller, I order title and provide A/O docs + Listing Contract - Opportunity created, docs loaded
- Opportunity submitted, additional docs continually added, ensure Opp is approved - Commission Page created and submitted
- Earnest Money receipt secured, distributed and filed - Track & follow up on ALL deadlines in the contract
- Permission to Deliver Loan Commitment drafted & buyer signature secured (buy side) - Deliver Loan Commitment with Permission form to Listing Agent (buy side)
- Assist Title company as needed to secure documents if on sell side (LLC, trust, etc.) - Warranty order if needed, distribute invoice and file
- Ensure Condo docs secured/delivered as needed
- Repair invoices and lien waivers collected/provide to buyer or title & file in Command - Title Commitment reviewed, sent to client with a cover email
- Closing Statement reviewed for accuracy, sent to client with cover email
- Verify buyer closing schedule & seller’s presign - coordinate/communicate as needed - Arrange to have commission check/statement mailed if agent cannot attend closing
- Email listing agent to close listing in team name if applicable
- Close MLS if on sell side, or ensure it is closed correctly by co-broke if on buy side - Close Opportunity
$400 Contract to Close Plus - Same as above plus
- sending warranty application, disclosures & drafting simple amendments/notices as needed and routing for signatures then distributing & filing
$125 Command Opportunity Management & Commission Page
- Review documents, set up Opportunity, load docs and submit - Do Commission Page and submit
- Monitor Opportunity throughout transaction, adding docs as available and ensure Opportunity is approved prior to closing

Contract to Close Services
Manage accepted offer from inception until closing. Review offers, create dates and deadlines, send introductory emails to all parties, upload documents into platform, facilitate title commitment and closing statement and schedule closings.
*Sending warranty, disclosures and drafting simple amendments/notices for signatures.
